Application Procedure and Guidelines


* Visit our Vacant Rentals by clicking HERE.

* Complete the application in it’s entirety, and upload all the necessary information (see Application Instructions below)

* Pay the application fee online.

* We will automatically get an e-mail once submitted, letting us know that an application has been received.  It takes 24-48 business hours to process.



Each resident over the age of 18 must submit a separate rental application.

Please be prepared to pay the application fee as outlined in the property listing, as well as list residential history and contact information for your rental references.  

You will be asked to upload:

* A valid form of identification:  Driver’s License or, if you do not have a Driver’s License, a Visa/Work Permit will be accepted.

* Proof of income:  Last two paycheck stubs for anyone currently working.  If you do not get paystubs, please attach the last year’s W2/ tax statement (if you have it), along with the previous 3 consecutive bank statements, highlighted appropriately, showing proof of monthly income listed.  Note:  If you are accepting a contracted position and have not started work yet, please include the offer letter (on company letterhead only), including start and end date (if applicable).  The letter will need to show your salary/bonus structure as well, along with contact information for the company, and must be signed by a representative of the company and yourself.  Other income such as retirement, child support, etc., must have reliable documentation.

* Any other information you have which you might deem helpful, like reference letters from formal landlords, savings account(s), etc.

If you are coming from overseas and do not have a social security number, please fill out the application as best you can and provide a copy of your Visa/Work Permit, along with any bank savings and reference letters.  Note that since there is no social security number, no application fee is necessary since no reports can be run.

Most, but not all available properties allow pets.  Please check the ad in advance of filling out the application, to ensure that your pet will be accepted, as application fees will not be refunded if your pet is denied.  If you have a pet, it’s best to forward us a brief description of your pet along with a picture.  We will then forward it to the owner for consideration.  All pets/animals must be screened through; the referral code you must use is

The following Application Agreement must be signed by all applicants prior to signing a lease contract.  While some of the information below may not yet be applicable to your situation, there are some provisions that may become applicable prior to signing a lease agreement.  In order to continue with this online application, you'll need to review the Application Agreement carefully and acknowledge that you accept its terms.

LEASE AGREEMENT:  The Lease Agreement contemplated by the parties will be provided after approval of all applicants.

APPLICATION CHARGE (nonrefundable).  You have delivered to our representative, or will make an immediate online payment for the application fee in the amount indicated below.  You are aware that this payment partially defrays the cost of administrative paperwork, and is nonrefundable.

APPLICATION DEPOSITS OR HOLDING CHARGES (may or may not be refundable).  We currently do not offer application deposits or holding charges.

COMPLETED APPLICATION:  An Application will not be considered "completed" and will not be processed until all of the following have been provided to us:  a separate Application has been fully filled out and signed by you and each co-applicant, and the application charge(s) has been paid to us.  If any item is left un-checked, the Application is considered not complete.

FIRST COME, FIRST SERVED WITHIN A 24 HOUR TIMEFRAME:  Once a completed application is received and the application charge(s) paid for, any other applicant can be considered only within 24 hours of the initial complete application and application charge (whichever comes last).  If approved, the prospective resident must sign a lease within 2 days/48 hours of acceptance, and pay the security deposit along with first month’s prorated rent the day the lease is signed.

FAIR HOUSING:  Silver Creek Valley Properties strictly abides by the Federal Fair Housing Act, California Fair Housing Law and principles of equal opportunity.  We do not discriminate on the basis of race, color, religion, national origin, ancestry, sex, marital status, physical or mental disability, familial status, sexual orientation, or gender identity/expression.

AGENCY DISCLOSURE:  You acknowledge your understanding that our company represents the owner/s of the rental property.

CoSIGNERS:  We will accept co-signers, if, and as needed.  Co-signers must complete a separate rental application, and will be required to execute the rental agreement (signing as if they were a tenant) along with the residents of the property.  Any co-signer/s will be fully obligated to all conditions and terms of the rental property lease.

SCREENING CRITERIA:  Silver Creek Valley Properties will obtain a consumer credit report for each applicant.  We do not accept self-run reports—all reports need to be run through our system.  Although we do evaluate credit worthiness, we do not use your credit score as a sole determining factor in our decision to approve or decline your application.  In addition to a credit report, we also run eviction history and criminal search.  We also may contact current and previous landlords, employers, and/or references provided by you.

NUMBER OF OCCUPANTS:  The maximum number of occupants allowed in the rental property is 2 persons per bedroom, plus 1 extra person per property.  Example: 1-bedroom rental = 3 people, 2-bedroom rental = 5 people, 3-bedroom rental = 7 people, etc.

NOTICE TO OR FROM CO-APPLICANTS:  Any notice we give you or your co-applicant is considered notice to all co-applicants; and any notice from you or your co-applicant is considered notice from all co-applicants.

SMOKING POLICY:  All of our rental properties are non-smoking properties. No smoking is permitted inside any the rental units we manage.

PETS:  Most of our property owners will consider pets on a case-by-case basis.  The final decision as to whether to approve your pet(s) is always the property owner’s.  Your security deposit will be increased by at least $500 for each approved pet, but this amount may vary depending on property.  Please provide a picture via email or letter regarding your pet for owner’s consideration.  All pets/animals must be screened through; the referral code you must use is

SIGNING THE LEASE AGREEMENT:  Unless we authorize otherwise in writing, you and all co-applicants must sign the Lease Agreement within 2 days/48 hours after we give you our approval in person, by telephone, or by email.  

RENT PRORATION:  All rents are prorated to become due on the first (1st) or fifteenth (15th) day of each month.  Leases that commence after the 15th day of the month will require the full payment of both the first month’s rent and the pro-rated second month’s rent at the time of lease signing, in addition to the security deposit.  We may be able to accept payments on a portion of the security deposit, on a case-by-case basis.

FALSE INFORMATION:  If any information provided on your application proves to be false or misleading, your application will be denied, and your application fee(s) forfeited.  If you have already entered into a rental agreement on the property when we discover that you’ve provided false information, you will be subject to immediate eviction from the premises.

NON-APPROVAL:  We will notify you whether you've been approved usually within 5 days after the date we receive a completed Application.  Your Application will be considered "disapproved" if we fail to notify you of your approval within 5 days after we have received a completed Application. Notification may be in person, by telephone, or e-mail unless you have requested that notification be by mail.  You must not assume approval until you receive actual notice of approval.  The 5-day time period may be changed only by separate written agreement.

KEYS OR ACCESS DEVICES:  We'll furnish keys and/or access devices only after: (1) all parties have signed the contemplated Lease Agreement and other rental documents referred to in the Lease Agreement; and (2) all applicable rents and security deposits have been paid in full.

SIGNATURE:  Our reception of this application is consent only to this Application Agreement.  It does not bind us to accept applicant or to sign the proposed Lease Agreement.
